Brownfield Land

Brownfield land can sometimes represent as much of a liability as it does an asset. Understanding and managing the difference is key to a transaction proceeding.

Risk and liability

Understanding the risks and liabilities associated for land assets and the transference of these responsibilities through transaction and development can be a tricky business.  Industrial legacy, sometimes in close proximity to sensitive environmental receptors, can present inherent risks.  The process of planning and development itself, or indeed a change in permitting arrangements, can convert otherwise dormant liabilities into material concerns for regulators and asset holders alike.

Whether it's due diligence for mergers and acquisitions, or front-end feasibility for acquiring strategic Brownfield land for redevelopment, helping you manage the commercial consequences of what lies beneath is what we do. Our experienced team can help you to ask the right questions, provide the right answers, and identify the right resources to deliver bespoke technical and commercial solutions.

We can help

Risk and uncertainty devalue land.  Here at Yellow Sub Geo we understand the importance of characterising risk and uncertainty at the point of merger, aquisition or transaction.  Our team can help add value through the life-cycle of a project, including:

  • Portfolio management
  • Due diligence

Remediation Strategy and Support

We pride ourselves in providing expert and proactive support to developers throughout the process of brownfield development.  A successful planning application will undoubtedly be accompanied by an array of planning conditions that require timely discharge during the construction programme.  Whilst discharge of these conditions usually presents the primary goal with respect to the sub-surface, intelligent and timely consideration of the construction process and ground conditions can deliver much more than this.

Taking the holistic view

Understanding the ground conditions and the development objectives from a holistic viewpoint drives efficiency and cost saving during the construction programme.  This could be, for example, through maximising material retention and re-use, or through the combined geotechnical and chemical improvement of soils.  Indeed, project programme and cost could benefit from intelligent consideration of other matters, such as flood risk mitigation or ecological enhancement, in tandem with land quality.

Support through the project life-cycle

The Yellow Sub Geo team is experienced in supporting developers throughout the construction-phase of projects, whether as technical adviser, Client’s Representative or Project Manager under NEC3 contracts or similar.  Our collaborative approach has fostered excellent relationships with a wide range of remediation and land regeneration specialists.  We provide a holistic view that enables us to balance technical and regulatory requirements with the practicalities and commercial reality of construction on brownfield sites.
